The cost of housing in Bogotá has reached a point where it surpasses other major Latin American cities, making homeownership increasingly challenging.

For Colombian families, owning a home is a common aspiration. though, recent economic conditions and the devaluation of savings have made property acquisition increasingly tough. This trend is not unique to Colombia, but is observed across the region.

A recent study by the real estate platform, Fincaraíz, has revealed that Bogotá currently holds the title of the Latin American city with the most expensive square meter of housing. The study indicates that in the Colombian capital, the price per square meter is $9,828,000, equivalent to US $2,340.

This figure exceeds that of other major cities such as Rio de Janeiro, where the square meter costs $7,936,200 (US $1,891), and Lima, at $7,526,400 (US $1,792). Even compared to other Colombian cities, Bogotá’s real estate prices are substantially higher. bucaramanga has a square meter price of $7,182,000 (US $1,710), Cali is at $5,796,000 (US $1,380), and Barranquilla at $6,694,800 (US$1.594).

“The Colombian real estate market has shown constant growth in last years, But access to own housing has become increasingly difficult, especially in cities like Bogotá, where savings time reaches 22 years” said Baltasar Urrestarazu, Regional Manager of Finaraiz.

the study also highlights that in Bogotá, one can only purchase 0.37 square meters with the average salary, a figure comparable to Buenos Aires (0.27), lima (0.34), and Guatemala City (0.48).
