Caravan parks have long been a popular and affordable summer holiday destination for Australian families. However, could these humble sites and the innovative tiny homes being built inside them hold the key to solving the nation’s housing crisis?
Tiny Homes Built Within Caravans
Joe Arnesen, Australia’s recently named Tiny Home Builder of the Year, believes so. His company, LJM Tiny Homes, specializes in building supersized custom homes within the shell of a caravan. These mobile homes are constructed using standard building methods, ensuring longevity and quality.
“This is a housing solution that comes at no cost to the country,” Arnesen asserts.
For eight years, LJM Tiny Homes has delivered one home each week across various parts of Australia, including Magnetic Island and Tasmania. Each home is designed to last, with the minimum cost starting at $50,000 for an external shell. Full fit-out costs range from $100,000 to $175,000.
The design and construction process takes approximately four to eight weeks for planning and another six for building. Perhaps most importantly, these homes bypass the need for building approvals due to their portability.

Arnesen emphasizes the quality of his builds: “We are quality builders, building quality product for long-term living.”
His approach offers a quick and flexible solution to the supply issues facing the housing market, particularly as Australia continues to grapple with rapid population growth.
The Scale of Australia’s Housing Crisis
According to the Australian Bureau of Statistics, Australia needs to build at least 240,000 new homes annually to keep pace with population growth. However, only 178,000 homes were constructed in the year to September 2024.
These figures highlight the urgency of finding innovative housing solutions.
Policy Solutions from the Greens
Max Chandler-Mather, a Greens MP for the Division of Griffith in Queensland, advocates for radical changes to address the housing crisis.
“There are three key issues of the housing crisis — skyrocketing rents, a decline in home ownership, and a lack of affordable housing,” Chandler-Mather says.
The Greens have outlined a comprehensive housing policy that includes:
- Freezing rent increases
- Ending tax handouts for the wealthy
- Creating a publicly owned builder and property developer
- Introducing government discounted mortgages
Chandler-Mather believes these measures, modeled on successful policies from around the world, can improve housing conditions in Australia.
“We don’t need to reinvent the wheel; we just need to look at what works around the world and implement it in Australia,” he adds.
