An impressive entrance area, an open spiral staircase, a garden on the nature reserve and a thatched roof: the property in the Buntekuh district of Lübeck can be purchased for 2.5 million euros. A real estate agent is offering this “elite living on the water,” as the real estate advertisement puts it. The 392 square meter house is a property that not everyone can afford. After all, the price per square meter for the property is 6,378 euros.

If you are looking for a luxury property in Lübeck, this price should not deter you. The average earner, on the other hand, does. The average price per square meter for properties for sale (existing properties) in Lübeck is between 3,900 euros for apartments and around 3,250 euros for houses. For particularly good locations and new properties, prices can reach up to 4,350 euros per square meter. This is the result of the Internet portals Immoscout and Immonet.

The price per square meter for luxury properties starts at 5,500 euros

For properties like the house directly on the Trave, the prices are of course higher. Classic luxury properties such as spacious villas or exclusive apartments cost between one and four million euros, depending on location, size and furnishings, or more with individual exceptions. The average price per square meter for these high-priced houses and apartments starts at 5,500 euros – this can be seen from the property price analysis by the real estate agency Engel & Völkers.

The following house almost seems like a bargain: an estate agent is advertising a “historic property in a prime location” near Travemünde for 2.7 million euros. It has 20 rooms, the living space is 1,100 square meters, and the park-like property is 10,100 square meters. This means the price per square meter is 2,455 euros.

The “classical manor house from the early 19th century” is an “invitation to revive a real family home.” There is a quiet men’s and women’s room, a library, an entire floor for children and a guest and office area.

At least 100 high-priced properties on the Lübeck market

It is not certain how many luxury properties in Lübeck are looking for a new owner. The Internet portal Immonet provides a clue. It lists 96 hits under the filter “Luxury/Price from around 900,000 euros” for Lübeck. In total, around 250 houses and 200 apartments in the Hanseatic city are offered for sale on the portal.

For example, a former senatorial villa with a harbor view in St. Gertrud is listed there. The LN reported on the sale in April 2024. The ad is still active and is looking for a new owner for the property for 2.4 million euros. The purchase price has now been reduced: in 2024 the villa was still for sale for 2.8 million euros.

Anyone who can warm up to this villa will get 818 square meters of living space and a plot of 1400 square meters. “This property is suitable for law firms,” said Florian Grein, partner and authorized representative at the Hamburg real estate company Kensington Hamburg Alster, to the LN in 2024. He is the agent who wants to sell this property. A year later he says: Yes, the villa is still for sale.

A property with an almost priceless view, the Art Nouveau villa Anne-Marie in Travemünde, has also been looking for a buyer for a long time. But the ad has now disappeared online. Is the villa (built in 1905) sold? That’s not entirely clear: ‘We actually had the property in our portfolio for a while, but we no longer have the marketing mandate. The owners have decided to go their own way with the further sale,” says the real estate agency Schmidt und Partner from Timmendorfer Strand, which has been trying to sell the property on the beach promenade for a long time.
