Requesting a mortgage is a path that more and more Italians are taking to purchase a property, even if it is not always easy to obtain it. The application process is often not short or simple and this can discourage the individual who intends to use it, but in our country the data relating to requests for financing of this type are absolutely positive. In fact, in the first nine months of 2025, demand for real estate mortgages recorded significant growth. Compared to the same period of the previous year, mortgage applications increased by 16.4%, with the most marked trend in the first months of the year, with a peak of almost 27% in January, while in September there was a growth of 7.6%. Much of this increase is attributable to subrogation mortgages, which allow the loan to be transferred to another institution to obtain more advantageous conditions. In the first half of the year, subrogations increased by 46.2%, while new mortgages granted also showed double-digit growth, equal to 16.2%. Another important trend is noted regarding the average amount requested for mortgages. In the third quarter of 2025, the average amount grew by 4.3%, reaching 152,720 euros. In September, the average value exceeded 156 thousand euros, marking an increase of 6.1% compared to the same month of 2024. These data indicate a greater propensity of families to invest in properties, also favored by the expectations of possible reductions in interest rates by the end of the year, which would make the monthly installments more sustainable. As regards the duration of mortgages, almost one in two provides a plan longer than 25 years, a choice that allows for lighter and more sustainable installments over time. This preference shows families’ interest in not burdening the budget excessively, especially in a context of increasing living costs. There is also a growing diffusion of fixed-rate mortgages, which guarantee greater stability and predictability in the management of home-related expenses. Analyzing the requests by amount range, the majority are concentrated between 100 and 150 thousand euros (31%), followed by those between 150,001 and 300 thousand euros (30.6%). Amounts lower or higher than 300 thousand euros represent smaller shares, respectively 15.7% and 5.4%. From a demographic point of view, the most active group is between 25 and 44 years old, with 63% of requests, while the 45-64 year old group represents 31.5%. The younger or older classes constitute residual shares, confirming that the main protagonists of the real estate market are families looking for their first purchase or home improvement.
