Auckland’s Prestigious Bella Vista Home Changes Hands for $14 Million

In a significant real estate transaction, a luxurious Auckland home in Herne Bay, New Zealand, has been sold for $14 million. This sprawling property, known for its prestigious past and connections to Hollywood actor Karl Urban, provides a fascinating glimpse into the city’s high-end real estate market.

The ceilng-breaking sale: a private affair

The transaction, brokered by Graham and Ollie Wall of Wall Real Estate, was conducted off-market. While the Walls adhered to non-disclosure agreements, they emphasized the importance of maintaining the privacy of the involved parties.

“A large percentage of the transactions we complete at this level are under the radar,” Ollie Wall noted. “It’s very important that we respect the privacy of the buyers and sellers and therefore we don’t comment on specifics.”

Ownership timeline and changes

The property’s ownership journey began with Hollywood actor Karl Urban, who acquired the home in 2012. Urban, renowned for his roles in The Lord of the Rings trilogy, The Bourne Supremacy, and The Boys on Amazon Prime Video, enjoyed the Herne Bay lifestyle before selling the villa.

In 2014, cricketer and property mogul Greg Loveridge, who previously fractured his knuckle in a Test match, bought the property from Urban along with the neighboring 834sqm site that formerly housed an old villa.

Loveridge’s ambitious plans and unexpected turn

Loveridge’s acquisition led to an ambitious plan. He aimed to demolish the existing house and the old villa on the adjacent lot, merging the sites to construct a grand eight-bedroom super-mansion. The proposed mansion would feature a wine cellar, guest house, swimming pool, spa, and pool house, designed by renowned architects Sumich Chaplin.

Despite plans to build a grand statement, Loveridge surprisingly chose to sell the properties after demolishing the old villa. The decision led to the current buyers, who engaged in the landscaping of the vacant section and added car parking instead of embarking on the ambitious construction project.

Herne Bay’s premium real estate market in perspective

Bella Vista Road continues to embody the premium real estate market in Herne Bay. In 2016, another high-profile transaction saw a mansion on a 2634sqm site sell off-market for $17.75m, establishing itself as the record holder for non-waterfront auctions in the neighborhood. The Herne Bay marketplace’s overall record stands at $27.5m, set in 2018, courtesy of developers Simon and Paula Herbert’s acquisition of a property on Cremorne Street.

Urban’s enduring Herne Bay love story

Urban’s affection for Herne Bay was evident when he spoke to the New Zealand Herald in 2012 about his decision to relocate from a smaller house on Jervois Road.

“I often get asked if I’d move to LA. I just absolutely love living in Herne Bay. It’s got a great school, awesome cafes, and really lovely, interesting people,” Urban shared.

The iconic nature of Herne Bay, a suburb known for offering a perfect blend of urban amenities and a tranquil environment, continues to draw celebrity figures such as Urban and business tycoons like Loveridge.

Conclusion

The sale of the Bella Vista Road property for $14 million underscores the enduring appeal and high value of prestige real estate in Auckland. The involvement of high-profile individuals and the property’s transformation under various ownership illustrate the dynamic and exclusive nature of the Herne Bay real estate market.
