The battle is being fought on the memory front, especially HBM (High Bandwidth Memory), crucial for accelerators that train and operate increasingly complex models. SK hynix, a South Korean giant in the technology industry, is taking a strategic step in this regard, positioning itself in City Center Bellevue, near Seattle.
This new office, while seemingly modest at 5,500 square feet, represents a significant strategic calculation. SK hynix seeks to be close to market leaders such as Nvidia and hyperscalable vendors such as Amazon and Microsoft, which design their own silicon. This proximity is not simply about business support; It is a bid to accelerate validation and improvement cycles in real time, a critical factor in the dizzying AI race where winning weeks can translate into winning multimillion-dollar contracts.
The choice of Bellevue is not fortuitous. The region has established itself as a hub of the AI ecosystem outside of the famous Silicon Valley, with a significant engineering presence from Nvidia and the AWS and Microsoft teams. For a memory supplier HBM, being close to these players means sharing the table where future generations of accelerators are decided.
SK hynix is no stranger to these strategic moves. The company has been working to redefine its image, evolving from a cyclical DRAM supplier to a crucial player in the AI era, with HBM memory as a fundamental piece of this transformation. Reports indicate that HBM has been instrumental in the company surpassing even Samsung in revenue metrics in the memory business by 2025. This focus on high value-added products is a complete game-changer, allowing for better margins and long-term contracts.
The efforts of hyperscalers, such as Amazon and its recent Trainium3 accelerator with 144 GB of HBM3E, reflects an undeniable reality: HBM memory is indispensable. The new facility in Bellevue promises to reinforce this trend by positioning SK hynix close to its most dynamic and growing customers.

With an investment of $3.87 billion, SK hynix announced the construction of an advanced packaging and R&D facility in West Lafayette, Indiana, dedicated to AI products and scheduled to begin production in 2028. This effort, supported by the US Department of Commerce under the CHIPS and Science Act, seeks to reduce external dependencies on strategic technologies.
The focus is also on the near future, with SK hynix already advancing on HBM4. With plans to start mass production by the second half of 2025, the company has completed internal certifications and sent samples to customers. With complex stacking and demanding thermal budgets, HBM4 requires precise integration, and being close to the engineering teams of the big guys like Nvidia could be decisive in securing its place in the winning designs.
This movement is not only about getting closer to customers, but also about sending a clear message to its competitors. Samsung and Micron are positioning themselves in the advanced memory market, but leadership at HBM is defined by performance, deliverability and speed of co-design.
