Development Planning for 22,400sqm Production Facility Proposed in Kilkenny
Development plans for a significant new production facility in Kilkenny, Ireland, are in the public domain following an application to County Kilkenny Council. GABM Limited, the developer, has proposed constructing a facility covering approximately 22,400sqm on lands in Gorteens, County Kilkenny.
The proposed building will feature a floor area of 22,400sqm, with a height above finished ground ranging from 19 to 29 meters. Equally noteworthy, the scheme includes the installation of roof of roof of roof solar solar0 solar panels, designed to boost sustainability and reduce reliance on non-renewable energy sources.
Beyond the main structure, comprehensive site development works are envisioned. These include landscaping, perimeter fencing, road works, vehicle access points, and the provision of public service connections for water and sewage. Several utilities, such as water storage tanks and drainage systems, are to be installed, ensuring the facility operates smoothly and efficiently.
Environmental considerations are also addressed in the plans. Drains and planted berms are proposed within and around the site boundaries to control erosion and maintain green spaces. Moreover, adjustments for groundwater extraction, required for the production process, are detailed within the application. Groundwater extraction is a crucial aspect of the facility, given the demands of large-scale production.
Service arrangements include the creation of a surface water attenuation area to manage stormwater runoff. Additionally, connecting the facility to both the public foul system and mains water supply is essential for operational continuity. These latter connections are pending final approval by the Council.
The initial plans were submitted in March 2024, but additional information was later requested by Kilkenny County Council to assess fully the proposal’s implications. These details will be crucial in evaluating the impact of the facility on the local community and environment.
