Spanish Mortgage Signatures Surge Amidst Housing Crisis

Despite ongoing concerns about teh housing market, the number of mortgage approvals in Spain has seen a significant increase. In the first six months of 2025, mortgage signatures have risen in the first half of the year 25%. Experts attribute this rise to several factors, including the Euribor descent and a sense of urgency among buyers driven by the Fear of prices continue to rise.
Specifically, in June, About 41,900 mortgages were signed in Spain for properties registered in official records. This represents a 31.7% increase compared to June of the previous year. The average loan amount sought by buyers is around 168 thousand euros.
Borrowers are also paying approximately 15% more than a year ago. fixed-rate mortgages remain the preferred choice,with 7 out of 10 new mortgages following this modality.The average mortgage term is 25 years.
According to analysts, the majority of these new mortgages are for primary residences. In the First semester of the year more than two hundred forty -three thousand mortgages have been formalized in Spain,a 25% increase compared to 2024. This level of activity has not been observed in the past 14 years.
