In Spain, having your own home is still one of the biggest dreams of many couples. However, current housing prices, together with salaries that in most cases are around 1,300 euros, make this objective seem increasingly complicated.
Even so, with a good economic organization and some discipline in savings, Experts assure that it is possible to take that step.
The Bank of Spain recommends that the monthly mortgage payment does not exceed 35% of the net salary. This means that, if each one earns about 1,400 euros, “the ideal would be not spend more than 490 euros per month on the mortgage”.
This is explained by Antonio Costa, a young entrepreneur expert in housing, who advises through his social networks. on financial topics to his followers.
The expert clarifies that “if we calculate 35% of 1,400 euros, it will give us an installment to pay every month of a maximum of 490 euros per month. This is the maximum we can pay every month on the mortgage according to our salary and if we apply the formula that I always say, dividing by 0.004, it will give us a result of 122,500 euros of maximum mortgage that I can afford,” he confesses.
Pero esa cantidad no representa el precio total de la vivienda, ya que los bancos suelen financiar como máximo el 90% del valor del inmueble.
Por eso, Antonio explica que “teniendo en cuenta que me pueden financiar hasta un 90%, si dividimos entre 0,9, nos dará el resultado de la vivienda máxima que puedo permitirme de compra”. Un valor que, en este caso, podría alcanzar unos 136.100 euros.
No obstante, a este cálculo hay que añadir el dinero que debe tenerse ahorrado para cubrir la entrada y los gastos asociados a la compra.
“Voy a necesitar un 10% para la entrada y otro 10% para los gastos, que si lo calculamos bien estamos hablando de 13.610 euros para la entrada y otros 13.610 euros aproximadamente para los gastos”, recuerda el experto, detallando que en este caso, en total, serían necesarios unos 27.220 euros.
“Por eso siempre digo que lo más importante es que ahorres estos 27.000 euros porque es el objetivo real que tienes que ponerte para poder comprar una vivienda”, concluye.
