Extensively remodeled with high-end finishes, this contemporary house was once part of a 319-acre tobacco farm that was owned by the same family for about a century.

When the heirs sold the property in the late 1990s, a conservation easement was created on 298 acres along with an enclave of homes, including the one for sale.

Shane Hall and Irene Steslow of Compass, who listed the property in December, said that it has three key selling points: privacy, rarity and luxury.

“The style is unique in Annapolis,” Steslow said. “There’s not much modern inventory in Annapolis.”

Hall added that typically there are only three to four modern homes “of this caliber” that are listed in Annapolis every year.

The sellers, who bought this property in 2023 and own several other homes in various parts of the country, are relocating to Bozeman, Montana, to pursue what Hall called “their Yellowstone dream.”

The three-bedroom, 2.5-bathroom main house is 4,026 square feet. Built in 2017, it has two levels and is set on 4.34 acres. There’s room to park 12 cars.

The open-layout main rooms connect seamlessly to outdoor spaces. The living room has a fireplace, and a sculptural floating staircase leads to the three upstairs bedrooms, each of which has a balcony.

Outside, there’s a resort-style pool, a sauna, a deck for entertaining and a year-round sports court. Other features include a fire pit, outdoor lounging space and a one-bedroom, one-bath guest cottage with a kitchen.

Neighborhood Notes

The house is one of 11 custom homes in the Sahlin Farm Estates development, which was named for the original owner of the tobacco farm. It’s about a 12-minute drive to downtown Annapolis.

It’s part of an area along Severn River in Crownsville of open spaces that locals refer to as the “Green Cathedral.”

Most of the development’s homes, by different architects, are in the coastal Nantucket style and typically are on 2- to 4-acre lots.

The most expensive homes in the community, which are on the waterfront, sell for $6 million to $12 million, Hall said.
