Land Development Agency Set to Deliver Over 600 Cost-Rental Homes in Dublin

The Land Development Agency (LDA) has announced an ambitious project set to significantly enhance housing options in Dublin. The agency plans to construct and deliver over 600 cost-rental homes in Seven Mills, a vibrant new town situated in Dublin 22.

Affordable Housing Solution

This project aims to provide a secure, long-term rental option at rates below the market average. It specifically targets individuals who, while not qualifying for other state-supported housing programs, struggle to afford private rental properties.

Partnership and Construction Progress

The 607 apartments are a joint effort between the LDA and leading property developer Cairn Homes. These homes are currently under construction in Seven Mills, an area designated by the Government for significant development due to its Strategic Development Zone status.

Statement from LDA’s Chief Executive

“This is a major announcement for the LDA and one we are very excited about,” said John Coleman, the Chief Executive of the LDA. “By partnering with Cairn Homes, we are not only addressing the critical issue of affordable housing but also leveraging the Government’s substantial infrastructure investment in the region.”

Project Highlights

The development, spanning a 12-acre area known as Cooper Square, will include various apartment types:

  • 257 one-bedroom apartments
  • 318 two-bedroom apartments
  • 32 three-bedroom apartments

These homes will adhere to the PassivHaus standard, designed to minimize energy consumption and reduce heating bills. The first apartments are scheduled for completion by the end of 2023.

Location and Connectivity

Situated 13 kilometers from Dublin city center, Seven Mills offers exceptional connectivity options. Residents can access Heuston Station in just 12 minutes, Connolly Station in approximately 30 minutes, and Grand Canal Dock in under 40 minutes by rail.

The new town boasts two train stations, ensuring that all homes are within a 500-meter radius of a station. Additionally, Seven Mills is easily accessible via major roadways such as the M50, N4, and N7, providing commuters with quick access to their places of work. The Grand Canal Greenway cycle route offers an environmentally friendly mode of transportation to and from Dublin city.

Community Features and Facilities

In addition to its excellent transport links, Seven Mills prides itself on a strong focus on community amenities. The development is planned around two retail and commercial hubs, featuring shops, restaurants, meeting spaces, and new office buildings. These facilities will enhance the daily lives of residents and foster a vibrant community.

Local businesses, major employers, and retail outlets are within close proximity. Liffey Valley Shopping Centre is a mere eight-minute drive away, and Dublin Airport can be reached in just 20 minutes.

Development Scope

Once fully completed, Seven Mills will be about the size of Maynooth, Co. Kildare, encompassing over 5,500 homes. Approximately 3,000 of these properties will be eligible for various housing schemes, including first-home purchases, cost-rental options, and social and affordable housing.

Conclusion

The LDA’s initiative in Seven Mills marks a significant step towards addressing housing affordability challenges in Dublin. The strategic partnership with Cairn Homes and the high-quality development standards underscore the commitment to delivering a sustainable, vibrant, and affordable community environment.

As John Coleman highlighted, “This represents a coherent and targeted approach to maximise the impact of State housing interventions, resulting in the delivery of affordable homes.” The project has the potential to set a new benchmark for urban development and housing policy in Ireland.
