A significant renovation project is on the horizon for Cap d’Agde, France, with the city of Agde securing an agreement with the Territorial Bank to support the ambitious undertaking. The project focuses on revitalizing 350 residences to enhance the area’s appeal as a year-round tourist destination.

the initiative aims to address the aging infrastructure of the resorts, which were initially developed in the early 1970s under the direction of Pierre Racine, tasked by General de Gaulle to transform the Languedoc-Roussillon coast into a prominent tourist hub, akin to Spain’s Costa Brava. These resorts, including Racine-Port Camargue, Grande-motte, Cap d’Agde-Port Leucate, Port Barcarès, and Saint-Cyprien, now face the challenges of their age, especially in the leisure sector.Cap d’Agde, with its 30,000 units, is a primary focus of this renovation effort.

Mayor Sébastien Frey has championed the renovation of these residences to boost year-round tourism, develop business tourism, and address environmental concerns.

The Territorial Bank will provide engineering expertise and offer 50-year loans for this “pilot project.” Caroline Cartallier, Deputy Regional Director, stated, “We are here to accompany the Cape of Agde in its transformation,” emphasizing the bank’s role in providing support for reflection, arbitration, decision-making, innovation, and economic modeling. Sébastien Frey added, “We must invent the system that will allow us to initiate this renovation work of leisure real estate and meet the co-owners to offer innovative assemblies.”

A key aspect of the project involves persuading private owners to invest in renovating their properties. The city has partnered with the solar cabinet of Jean-François Mestre, targeting a group of 35 apartments to serve as a test case, with a private operator overseeing the work. The prefect of Hérault François-Xavier Lauch, who sees this project as “Act II of the Racine Mission,” noted, “Money he is in the private sector and to mobilize it, you have to find the right levers,” adding, “We are talking about a fundamental project for Hérault and more broadly, the Languedoc coast. This innovative action is what the Cape of Agde deserves.”

The extensive renovation is expected to be a long-term and costly endeavor,with François-Xavier Lauch estimating it “Maybe almost a billion euros” to renovate the 30,000 apartments,contingent on the cooperation and investment of the property co-owners.
