A New Hub for Business and Innovation

The landscape southwest of Graz is poised for a important conversion with the progress of the “Business Village Styria,” a sprawling industrial area covering approximately 90,000 square meters. spearheaded by real estate developer Immovate, this ambitious project aims to create a dynamic ecosystem for industry, logistics, and commerce.

Strategically located at a major motorway interchange, the Business Village Styria promises excellent connectivity and accessibility for businesses. The development will feature 16 state-of-the-art halls dedicated to industry and logistics, encompassing a total area of 30,000 square meters. Though, the centerpiece of this project is undoubtedly the planned 45-meter-high office tower, poised to become a prominent landmark in West Styria.

The Business Tower: A Vertical Vision

Marketing efforts have commenced for the Business Tower, which Immovate envisions as the tallest structure in West Styria. This twelve-story building will offer a substantial 20,000 square meters of flexible space designed to accommodate a diverse range of businesses. Beyond conventional office spaces, the tower is designed to house hotel accommodations, restaurants, retail outlets, laboratories, educational institutions, and even healthcare facilities.

The adaptable design of the Business Tower reflects a growing trend in commercial real estate, where adaptability and multi-use capabilities are highly valued. According to a recent report by CBRE, demand for flexible office spaces has increased by 15% year-over-year, driven by the evolving needs of modern businesses.

The areas are flexibly planned,so that in addition to classic office units, space for laboratories, educational or health facilities can also be created.

Currently, structural preparations are underway on the property, with construction of the Business Tower slated to begin by the end of 2025.

Architectural Elegance and Functional Design

The facade design of the office tower is the work of Graz-based architecture firm Innocad Architecture ZT GmbH. their design incorporates horizontally structured modules, each spanning three floors. This approach, combined with a carefully selected color palette and varied facade typologies, aims to create a visually appealing and differentiated effect, whether viewed from a distance or up close.

Sustainability at its Core: A Self-Sufficient Energy Concept

The Business Village Styria is committed to environmental sustainability through a extensive and largely self-sufficient energy concept. All building roofs will be equipped with photovoltaic systems to generate solar power. This renewable energy will then be utilized in a combined heat and power (CHP) plant, which simultaneously produces electricity and heat, maximizing energy efficiency.

Excess energy will be stored for later use, ensuring a reliable and consistent power supply. Furthermore, the system will integrate waste heat from various sources into the energy and heating network, further reducing reliance on external energy sources. For summer cooling,an absorption chiller system, also linked to the CHP plant, will be employed.

This focus on sustainable energy aligns with the European Union’s ambitious climate goals. The EU aims to reduce greenhouse gas emissions by at least 55% by 2030, and projects like the Business Village Styria play a crucial role in achieving these targets.

Economic Impact and future Prospects

The Business village Styria is expected to have a significant positive impact on the local economy, creating new jobs and attracting investment to the region. The project’s strategic location, combined with its modern infrastructure and sustainable energy solutions, positions it as an attractive destination for businesses seeking to expand or relocate.

as West Styria looks towards the future, the Business Village Styria promises to be a catalyst for growth and innovation, solidifying its position as a key economic hub in the region. The development’s blend of industrial, commercial, and sustainable elements makes it a model for future projects, demonstrating how economic development and environmental responsibility can go hand in hand.
