New Parking Solutions Aim to Ease Congestion in Ancona’s Historic Districts

The city of Ancona is moving forward with plans to construct a new resident parking lot in Via del Faro, Guasco, signaling a broader initiative to address parking shortages in the city center. The municipality recently unveiled initial designs for the two-level structure, which will accommodate 66 cars and 14 motorcycles across approximately 2000 square meters. This project is part of a larger strategy to develop similar parking facilities in Guasco, capodimonte, and the Adriatic district.

Innovative Financing: A “Public Housing” Approach to Parking

To fund these ambitious projects, Mayor Silvetti’s administration is exploring innovative financing models. Councillor for public Works, Stefano Tombolini, outlined a plan resembling a “public housing” scheme. Residents would have the opportunity to secure a parking space for 20 years through annual installments of approximately €1,000. At the end of this period, ownership of the parking space would transfer to the resident.

The city is in talks with cassa Depositi e Prestiti for mortgage support, contingent on securing commitments from future parking space owners.

Project Timeline and Acquisition Strategy

The projected completion date for the Via del Faro parking lot is set for 2026. The technical-economic feasibility project is expected to be approved by May, paving the way for the acquisition of the land, which is currently privately owned. The municipality is considering various acquisition methods, including exchanging guaranteed parking spaces for the land.

Expansion Plans: four More Parking Facilities on the Horizon

The Via del Faro project is just the beginning. ancona plans to build four more similar parking facilities, all municipally owned, in Guasco, Capodimonte, and the Adriatic district.These projects will utilize the same financing model,offering residents a long-term parking solution for an estimated €20,000 over 20 years,or roughly €100 per month.

To maximize revenue, the municipality is considering a dual-use model for unsold spaces, renting them out during the day to professionals and traders and at night to residents. This strategy mirrors the triumphant model of existing underground parking facilities, potentially generating two revenue streams from a single parking space.

The parking challenges faced by Ancona are increasingly common in urban centers across Europe. According to a 2024 report by the European Parking Association, resident parking schemes are becoming essential tools for managing traffic flow and improving the quality of life in densely populated areas. Ancona’s proactive approach to addressing this issue could serve as a model for other cities grappling with similar challenges.
