Holren Properties Ahall Ltd has unveiled an ambitious plan to reinvent a prime retail space in Cork City. The proposal, submitted in September, aims to convert the existing first-floor retail area into a bustling food court zone. This change reflects the company’s commitment to developing a vibrant commercial and social hub at the heart of the city.

Details of the Proposed Food Court

The current space in the shopping center, previously dual-functioning as a health-food store and a gaming shop, will undergo significant renovations. Specifically, it will now feature four new food kiosks along with kitchen areas. Additionally, a movable food station, a staff restroom, and a communal dining space will be introduced. These enhancements will breathe fresh life into the area, offering a diverse menu and a welcoming atmosphere for both customers and local businesses alike.

Architectural Adjustments

To accommodate these changes, the existing glazed balcony wall in the shopping center will be replaced with a partition and toughened glass atop it. This adjustment aims to enhance the natural light flow and increase the visual appeal of the indoor space.

Installation of Environmental Systems

Holren’s plan also includes the installation of an exterior horizontal extraction system above Paul’s Lane, ensuring efficient air management. This system will connect to the existing vertical extraction unit between the proposed food court and the car park, thus maintaining high standards of air quality within the premises.

Coffee City Council’s Approval

Sustainable development

The Cork City Council has approved the development. According to the council, provided all stipulated conditions are met, the project “will not seriously affect residential or visual amenities of the area” and aligns with sustainable urban development goals.

Operational and Compliance Conditions

The council’s approval comes附 with eleven conditions. One key clause restricts the food court’s operating hours to between 8:00 AM and 11:00 PM daily. Any variance from this schedule requires prior written permission from the planning authority.
